• If you want to put up small detached buildings such as a garden rooms or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square meters and contains NO sleeping accommodation.

• If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed substantially of non-combustible materials.

• In many cases, these structures will be exempt from requiring approval under the Building Regulations if they meet certain exemption criteria.

Planning Permission Should Not Be Required Provided That:

• The Garden Room is used for domestic purposes only.
• The ground area covered by the Garden Room is not more than half the total area of the original property.
• No part of the Garden Room is in front of the principal or side elevation of the original house that faces onto a road.
• The maximum height of the Garden Room is 4 metres.
• The maximum eaves height of the Garden Room is 2.5 metres if it is within 2 metres of the property boundary.
• No part of the Garden Room is within 3.5 metres of the boundary with a road to the rear of the house.
